Asbestos - it is a killer.

Asbestos was first imported into the UK in 1880. Over 5 million tons have been imported since 1940 & over 5,000 products contain asbestos in one form or another. Asbestos has many useful qualities and was used extensively in products to insulate and protect various aspects of a building.

It has been widely used in commercial, industrial and domestic buildings for a long time so unless your property was constructed after the year 2000 when it was finally banned, there is likely to be some asbestos in your building.

The law requires, under The Control of Asbestos Regulations 2006, that the person responsible for the maintenance of the building has the legal responsibility to identify, assess, manage, action and review all asbestos containing material (ACM) within the building.  If the building is vacant then the responsibility is that of the person who controls the building.

Many companies are completely unaware of their responsibilities and that it is often a clause in their tenancy agreement and/or insurance policy to identify and manage the asbestos in the building.

The process required to meet the obligations of CAR2006 is a relatively simple one; a survey needs to be carried out by a 'competent person' (normally a specially trained surveyor) and then there is a process to follow.  Abbey Surveyors will advise you on the whole process and what you need to do once the survey results are known.
